Refurbishment works to Grade II listed buildings demand a careful balance between technical problem solving and genuine respect for heritage.
On a recent project, we were brought in to address a longstanding water ingress issue that had resisted a series of historic repairs. Our initial surveys revealed a complex set of defects across the roof, parapets and chimneys, all contributing to ongoing damp and fabric deterioration. As with many heritage assets, the issues were interlinked and required a holistic approach.
Working within a conservation area, close collaboration with the Local Planning Authority and Conservation Officer was essential from the outset. Permissions, specialist surveys and detailed design development all formed part of a considered strategy that prioritised like‑for‑like materials, best practice detailing and long term performance. We also worked closely with structural engineers and skilled heritage contractors to resolve hidden constraints and agree solutions that met both conservation and regulatory requirements.
The refurbishment itself focused on improving weather resilience and thermal performance while preserving the building’s historic character. Upgraded roof coverings, leadwork, insulation and traditionally detailed windows were all carefully integrated, alongside targeted structural and masonry repairs. Temporary protection measures were also critical to maintaining programme certainty during challenging weather conditions.
What I value most about projects like this is seeing how thoughtful conservation led design can significantly extend the life of an historic building. By addressing root causes rather than symptoms, we were able to eliminate active water ingress, reduce future maintenance burdens and protect the architectural integrity of a much loved building for many years to come.
